這幾天都在忙著挑房客, check references、pay stubs~ 調查背景, 和potential tenants只透過電話聊還是有點不安心, 總覺得要見到面比較能做出選擇, 不過現在要拖著兩隻, 實在懶得跑一趟Cherry Hill...

兩個都是單親媽媽... 一個本來要選她了~ 租約都寄給她看了~現在才說她security deposit必須晚一星期給我們(要等next paycheck) 就是沒存款, 手頭緊的那種吧

另一個的salary summary是網站系統列印下來的~ 在Camden Public Schools的HR office工作~ 08年時薪水才$28k, 被lay off後又被recall回來~ 現在show的薪水是$80k...看起來有點fishy...

是啊~ 尤其我自己沒住過南澤西~ 對那真的不熟! 那裏真的是沒有中澤西和北澤西生活水平高~ 所以也不是很好找到特別好的房客呢!

我們在這找房時,LIST有些方東都會要求SAVING 有三個月的房租才能申請。。

請問如何調茶房客背景? 如何Credit check, reference check? 還有簽約的合約是買現成的嗎? 哪裡買? 與房客簽約需要找律師嗎?

RITANJ: 我們沒有做credit check~ 因為還要花錢... 我是跟他們要pay stub還有work info.. 從網路上查到她的公司之後再打電話去找他的supervisor..確認他的職位年薪等等~

所以遇到在小公司~比較查不到或是自由業的人我們就比較沒把握了

也有要一個previous landlord reference..不過那個我們沒看那麼重~ cuz she could have given us a friend's number and told her to lie.. we wouldn't know..

合約我是用我之前學生時代租房子時房東的版本把他改一改~ 不用找律師喔!

RITANJ: you can purchase the lease from staple or stationery store! For residential lease we dont usually get lawyers invovled

also previous landlord can lie about how good they are just because they want to get rid of them!

NYmama: You're right! My MIL told me she also gave a false good reference just so she can get rid of the tenant who is always late on rents
